So you've decided to make a booking and come to Northumberland? Great! There are a few ways you can do this, all of which are listed below.

To Avoid Disappointment...
Once you've decided to make a booking for one of our cottages, there are four ways you can make it official. We do get booked up quickly, particularly around Half Term, Christmas and New Year (Northumberland is beautiful in Winter). So, if you have a specific week in mind, you're best to contact us as soon as you can so you can secure it.

This is the best way to make a booking as we're available to take your call throughout the day. If we can't get to the phone, try the second number (Charles' mobile) or you can leave us a message and we'll call you back as soon as we can. The phone gives you the opportunity to ask all any niggling questions that you can't be bothered to email, but would like to know the answer to all the same.

Once we have received it we can confirm the booking, however if you ring first we can make a tentative booking for a couple of days.
Booking Terms & Conditions
These Booking Terms apply to Southlands Farm Cottages our officers, employees and agents (‘we'/'us'/'our') and the person or legal entity making the booking or to whom we supply services in respect of the booking (‘you/your'). These Booking Terms are governed by English law and apply to all bookings except where we agree in writing other terms. By making a booking You are deemed to accept these Booking Terms.
Bookings are made and a contract between you and us comes into effect when we accept a reservation from you. We will accept a reservation when we have confirmed your reservation and received 40% deposit, the rest to be received six (6) weeks before start date.
You must be able to enter into a legally binding contract and be over 18yrs to make a booking.
Online bookings must be paid for using an acceptable and valid credit or debit card.
When a booking is confirmed, a reservation number is given. This number must be retained for access to the booking details if cancellation or amendment is necessary.
Booking & Payment Options

3. By post ( Confirmation when cheque is cleared).

The balance is due 6 weeks prior to the commencement of the holiday.
Cheques should be made payable to 'C. McGowan'. This cannot be accepted as a booking until you have received confirmation, either by e-mail or post.
All published rates include VAT where applicable (and local taxes) at the current rate.
Rates are per cottage per week (See Tariff). If you have selected supplements they will be added to the total price of the booking. Rates do not include other costs you may choose to incur during your stay (unless otherwise stated).
Rates quoted are correct only for the specific number of guests, nights and dates shown. Should You change the number of guests, dates or room nights, then the rates are subject to change.
In the rare case that due to unforeseen circumstances we cannot deliver your requested accommodation, You will be offered alternate accommodation or a full refund.
Arrival and departure
Changeover day can usually be any day, though we prefer Saturday. Check-in is from 4pm to 10pm. Check-in times outside of those specified must be confirmed with us prior to arrival. Check-out on day of departure is at 10am.
If you cancel your booking more than 6 weeks before the scheduled check-in time on the date of arrival, a refund of the amount paid will be processed to your credit or debit card within 5 working days. A cancellation charge of 20% of the booking will be applied. This will be deducted from your deposit.
If you cancel your booking within 6 weeks of the scheduled check-in time on the date of arrival, a charge equivalent to the total booking price that includes any supplements selected by you will be levied. If the cottage can be re-let a refund will be given minus a cancellation charge
To make a cancellation you must call us on 01434 681464 and quote your reservation number, name and check-in date and have details of your credit or debit card available.
To amend your booking, call Us on 01434 681464. If you amend your booking within 48 hours of the scheduled check-in time on the date of arrival, and as a result you cancel any room night with less than 48 hours notice a charge equivalent to the total price (including any supplements selected by you) for that room night may be levied.
All additional goods and services purchased during your stay must be paid in full on presentation of invoice at check-out.
All Cottages are non-Smoking
We love dogs and would hate to go on holiday without ours, however we are very aware that holidaymakers that come after us, may not share our enthusiasm, some may even be allergic to them. For this reason we welcome well behaved dogs, by prior arrangement only, as our dogs are bitches so dogs aren't always welcome! We insist that they do not venture upstairs or on the furniture. We ask that they are cleaned and dried before entering the cottages. There is an outside kennel available if required. There is a charge of £30 per dog.
It is recommended that you have holiday insurance.
Conditions of stay
We have some standard rules that are designed to ensure that we comply with regulations relating to matters such as fire, health and safety, and to enhance the comfort and well-being of our guests. If you would like to check our conditions of stay please contact us.
We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests.
Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages.
We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control.
You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.
We may process the information you provide to us for the purposes notified by us to the Information Commissioner. By making a booking, You consent to this processing of information.

A Living History
Southlands is a small, 37-acre working farm with a story stretching back hundreds of years. We believe the farmhouse is one of a handful of mediaeval Northumbrian longhouses built during the reign of Henry VIII.
These days, the cottages are a little more insulated than they might have been then, and a lot more comfortable for our guests!
