The cottages were developed from an 18th century Northumberland byre and granary using Charles's skills as an engineer and Dee's creative background in fashion and textile design.
Open plan with underfloor-heating throughout, the separate kitchen/dining and living areas create a real sense of space. Two bedrooms upstairs, both with en-suite.
A glazed double front door leads into the sitting room with its wood-burning fire and the kitchen dining area. The handmade staircase leads up to the galleried double bedroom, which has an en-suite bathroom.
With its open plan ground floor and full height void showing off the large south-facing window and roof beams above the sitting area, East Cottage has a light and airy, modern feel whilst featuring original details such as the original dovecote in the bathroom and arrow-slits in the kitchen area.

Our Northumberland cottages were developed from an 18th century byre and granary using Charles’s skills as an engineer and Dee’s creative background in fashion and textile design. Their work sympathetically retains many original features and the historic feel of the place combined with very comfortable and high spec modern building design. All four cottages form part of one traditional Northumbrian sandstone building, with a paved patio area outside including original feed troughs overflowing with cottage flowers. Each cottage has its own front door leading into its open plan ground floor space. The parking area is immediately beside the cottages. These are very comfortable and cosy houses that work equally well individually or taken together to accommodate larger groups.
At Southlands we pride ourselves on the cottages squeaky clean finish and warm welcome. Our dedicated cleaners help Dee to achieve the spotless finish and crisply ironed sheets we know our customers love, and is a valued member of our family team. Guests can look forward to fresh flowers and a welcome basket full of locally produced goodies on arrival.
Southlands Farm Cottages is the perfect place to host a gathering. Our accommodation can host groups of up to 16 including our 4 barn conversion cottages and the Showmans Wagon. Ideal for gatherings of friends and family or corporate events.
The open plan kitchen dining area of the largest cottage can be arranged to accommodate large groups of 16 for dining. Catering is available on site throughout your stay, ranging from cooked breakfasts to three course dinners every evening. We are also happy to help organise activities during your stay, for example, clay pigeon shooting, fishing on the Tyne and massages.

We’ve built the cottages to be as environmentally friendly as possible. This includes using renewable energy, composting, growing our own food, supporting local producers, and plating one hundred trees!
